The Falmouth Housing Trust builds homes for 80% AMI households, as well as for households earning up to 100% and 120% of AMI.
Applicants may be eligible for housing with income at or below 80%, 100% and 120% AMI (see table), and less than $75,000 in assets for 80% AMI units or less than $125,000 in assets for 100/120% units.
PROJECT HISTORY
The Falmouth Housing Trust worked with The 300 Committee Land Trust and Commonwealth of MA to allow for five new homes for sale and preservation of open space at 419 Waquoit Highway.
The Falmouth Housing Trust was pleased to announce that a 3.8 acre land parcel at 419 Waquoit Highway was sold to the Falmouth Housing Trust and the MA Department of Conservation and Recreation (DCR) in May 2024 for affordable housing and preservation of open space. The 300 Committee Land Trust, DCR, the Falmouth Housing Trust, and the Falmouth Affordable Housing Fund jointly funded the land acquisition.
The property is within the mixed residential/commercial Village of Waquoit. The DCR will own 2.7 acres that will include the wooded portion of the parcel with frontage on Bourne Pond. The DCR will hold, manage and protect this portion in perpetuity as part of the Waquoit Bay National Estuarine Research Reserve (WBNERR). The DCR portion of the parcel will connect with other nearby conservation property walking trails. The Housing Trust has built affordable deed restricted workforce housing that will be sold to eligible homeowners earning up to 120% of the median income for Barnstable County.
The Village Center location is ideal for work-force housing for sale, particularly since it allows for pedestrian access to services, employment and public transportation. The Falmouth Housing Trust is very excited to be a part of this project that brings together state and local resources, including private donations, to preserve environmentally significant land while helping to address Falmouth’s affordable housing crisis.

Lori has served on the Partners for Youth with Disabilities Board of Directors since 2020.
Maro Titus has a deep connection to the Falmouth Community that dates back to her childhood, shaping her passion for the area. Leveraging her successful career in healthcare administration, Maro has transitioned her expertise to Kinlin Grover Compass Real Estate. Joan Bates has lived in Falmouth with her husband, Robert, since 2002. Prior to that, the couple lived in Newton. Joan’s 25-year professional career was in special education and nonprofit management.
Joanne O’Sullivan is a real estate attorney who has been practicing law in Falmouth since 1995. She is a self described “wash-ashore” living on Cape Cod for close to 20 years. Joanne grew up in South Boston, and graduated from the University of Chicago and Boston College Law School. Attorney O’Sullivan has been a sole practitioner for the past six years. She is married and her children are enrolled in the Falmouth Public Schools. Ms. O’Sullivan joined the FHT Board of Directors in 2009 and became Vice President in 2011.
Director, Addie Drolette, is a Falmouth native and makes her home in East Falmouth. Most of Addie’s professional career has been spent serving the mortgage financing needs of the community of Falmouth. She is presently a Senior Residential Loan Officer with Martha’s Vineyard Bank.
